Resolving Ceiling Space Constraints on Condensate Drain Piping

A tight ceiling cavity left little room for the condensate drain pipe to coexist with the fire protection piping already routed below the ceiling. Our 3D clash coordination process identified the conflict early and resolved it through:

  • A dropped ceiling section designed to accommodate the condensate drain pipe alongside existing fire protection piping
  • A pump-assisted condensate drain solution installed at the units to work within limited ceiling clearance
  • Pipe run length reduced by routing the condensate drain into the nearest mop sink

Concealing Exposed Plumbing Risers

The original design left several plumbing risers exposed, running through the middle of occupied rooms. This work included:

  • Plumbing risers coordinated and rerouted to keep them out of sightlines within finished spaces
  • Riser paths relocated to align with adjacent walls and service chases rather than open room areas
  • Coordination carried out to preserve the facility’s intended room layouts and finishes

Fabrication-Ready Shop Drawings and As-Built Accuracy

Every resolved clash and rerouted pipe run was carried through into precise, field-ready shop drawings modeled at LOD 350 in Revit Fabrication 2021. Key outcomes included:
