For the Mardela Middle & High School project, BIM Services performed plumbing modeling, shop drawings, and as-builts for a total area of 118,993 SF. The focus was on solving issues with corridor coordination due to congestion of the plumbing, refrigerant piping, lighting, and fire protection systems, along with the complications caused by the concurrent modeling and drawing submissions while still working in the field.

Resolving Congested Corridor Coordination
School corridors packed with units, refrigerant pipes, light fixtures, and fire protection systems left little room for plumbing to route cleanly. Our clash detection process identified and resolved these conflicts through:
- The units were moved into other rooms nearby so that the passage would not be crowded
- Clashes with refrigerant piping, lighting, and fire protection systems resolved before installation
- Proposed relocation changes submitted for approval to keep the project on track
- Corridor layouts rechecked after each relocation to confirm the conflict was fully resolved
Managing Concurrent Modeling and Fieldwork
With modeling, coordination, and drawing submissions all overlapping with active fieldwork, keeping documentation accurate and current became its own challenge. This work included:
- A dedicated Deliverable Log implemented to track every revision as it happened
- Links to the latest drawings and models maintained for easy access by the project team
- Resources mobilized to ensure timely and accurate delivery of multiple concurrent deliverables
- Documentation kept current enough to reflect field changes as they were made
BIM Coordination Across Multiple Trades
Integrating the plumbing system with the refrigeration pipe network, the lighting system and the fire protection system in the narrow corridor area was a challenge that called for strict BIM coordination. Key outcomes included:
- Plumbing routing resolved against multiple competing trade systems in constrained corridors
- Field-ready documentation maintained despite the project’s fast-moving, concurrent schedule
- Coordination sustained across the full 118,993 sq ft school facility

Fabrication-Ready Shop Drawings and As-Built Accuracy
Each and every one of the resolved conflicts and modifications were taken to its logical conclusion with detailed construction drawings and subsequent as-built drawings. Our team:
- Delivered LOD 400 plumbing modeling in Revit Fabrication 2021
- Produced shop drawings supporting accurate fabrication and installation
- Documented as-built conditions to reflect the final, coordinated plumbing layout
